Pre-Qualified vs. Pre-Approved: What’s the Difference?

Getting ready to buy a home? One of the first steps is talking with a lender — and you’ll often hear the terms pre-qualified and pre-approved. While they sound similar, they are very different.

Pre-Qualified is a quick estimate based on information you provide about your income, debts, and credit. No documents are verified, so it only gives a rough idea of what you might be able to afford.

Pre-Approved means the lender has reviewed your credit, income, and financial documents and has conditionally approved you for a loan amount. This shows sellers that you’re a serious and qualified buyer and makes your offer much stronger.

👉 Tip: I always recommend getting pre-approved before you start house hunting so you can shop with confidence and make competitive offers.

Purchase Your Home

Once your offer is accepted, the exciting part begins — but there are a few important steps before you get the keys. Here’s what to expect:

1. Deliver Earnest Money
Your earnest money is deposited to show good faith, and the contract timeline officially begins.

2. Follow the Direction Your Lender Gives You 
Submit any required documents so underwriting can begin.DO NOT BUY ANYTHING! Remember if you have your credit pulled it could bring your scores down and you will not be buying your house! 

3. Schedule Your Home Inspection
A professional inspection is completed to evaluate the condition of the home. If needed, we’ll negotiate repairs or credits based on the results.

4. Order the Appraisal
Your lender orders an appraisal to confirm the home’s value matches the purchase price.

5. Final Loan Approval (Underwriting)
The lender reviews everything and issues your final loan approval once all conditions are met.

6. Title Search & Insurance
The title company confirms clear ownership and prepares your title insurance and closing documents.

7. Final Walk-Through
Just before closing, we’ll walk through the home together to make sure it’s in the agreed-upon condition.

8. Closing Day! 🎉
You’ll sign your final paperwork, funds are transferred, the deed is recorded — and you receive your keys!
